I need help deciding whether to buy this 2012 JKU with engine problems or not.

Here's the bullet. I go into more detail below:

Asking price 11k.
Bluebook 17k.

Leaving $5000-$6000 theoretically to pay for needed repairs.

1) Oil pump $800
2) 02 sensor $200
3) 02 sensor lead $200 (this is a guess)
4) *"Right cylinder head valve train noise" or the infamous valve train "tick". Unknown as to how much this will cost. As car is out of warranty. $2000? IDK.

The vehicle us in excellent condition otherwise and has been inspected at the dealership. Otherwise I would not be considering this.

Further detail:

I ran a Carfax on it. It has 120k miles. No issues. (Carfax is pretty thorough here in CA. I know some don't trust these. It's not my end all be all report on a vehicle. Just one part of the picture.) 2 owner car. Very well maintained at the dealership most of its life. No major issues. And the vehicle has been obviously very well taken care of. I would describe its condition as near excellent. Interior and exterior. With the exception of some lightly faded fenders and flares. The interior is spotless.

The guys ad could not have been more honest. He's not a mechanic. But he's convinced it needs a cat and head gasket replacement. Based on loose recommendations from his local mechanic. And his own armchair diagnosis. He stated this all in his ad. Exactly what was going on, how long and what he had been told by his mechanic. I don't think he got any calls because of this brutal honesty. The ad has since expired.

I've been talking with this guy for a few weeks now. He's an executive type. And is either going to sell it or trade it in on a new Bronco.

We both agreed to have it diagnosed at the dealership. The report came back that it needed an 02 sensor and lead on left bank catalytic converter and new oil pump. But it also said they could hear "right cylinder head valve train noise" that needs diagnosis. Otherwise known as the Jeep JK "tick".

Jeep extended the manufacturers warranty on a very well known cylinder head and valve train noise "tick" problem to 10yrs and 150k miles. Unfortunately that ran out last March for this vehicle.

I added up the average cost of the 02 sensor, lead to the cat and the oil pump. Which came out to about $1200 if done at a non dealership.

However the valve train noise has been well documented online. As a very common "tick" that was replaced quite frequently under warranty. But it included everything from lifters to cams on one or both sides. And since this vehicle is out of warranty I would have to absorb that cost.

There is a very long thread about this valve train tick on another forum going back many years. No one mentioned severe engine damage or failure from it. But like I said the dealership had to replace several different items in many different owners Jeeps. Some just lifters. Others everything from lifters to cams.

It sounds like the oil pump and 02 sensor and lead need fixing asap. And the valve train noise sooner than later.

But I think I need a leak down test to fully determine if any additional damage has been done from the various repairs that need to be made.

Does that make sense? Am I giving myself enough cushion for repairs at $5000-$6000 off the bluebook value?

Is this a stupid idea altogether?

A Jasper replacement engine is over $5200 without labor. But with improvements that avoid the "tick" in the future.

I would definitely do a leak down test. If he is saying it needs a head gasket, it might if overheated at some point. If it overheated, then I'd just replace with a reman motor, get the warranty and be done. Just my 2 cents.

Sounds high risk to me. I recently bought a 2013 JK and it needed (to pass a safety inspection here in Ontario) a new tie rod end, drag link end and ball joints. Have these been checked closely?

Yes. It's been fully inspected by the dealership. Otherwise I wouldn't even be considering it. Like I say, it's also in excellent condition. 2 owners who lived in very expensive towns. That always had it maintained and repaired at the dealership. Also not the types to off road. It's definitely a street queen.

Why not just buy one that’s not needing huge repairs? I know, silly question. ;)
Honestly I can't afford it. At this amount of discount I'm looking at a 2007-2011 with the 3.8l engine. I would like to try to avoid that and stick with the 3.6l. And the upgraded interior.

I can afford to have the oil pump and 02 sensor/lead done now. That brings me to around $12,200. I can't even find a decent 07-11 in decent shape for that much.

Every forum post I've found about the "tick" is from guys who drove awhile with it that way. And no one with catastrophic engine failure. So I figured I'd spend the 12.2k now (for the vehicle and the 02/oil pump repair). And get the rockers and lifters replaced in the coming month or two. And cams if need be. When I can afford it. Also by my local mechanic. So not going to pay dealer prices. The owner claims the "tick" has had no effect on its driveability. So its not like it sputtering down the road or not starting or something. And most with this problem drive their Jeeps for awhile with this issue.

When I get the rockers and lifters done I'm also going to replace both sides. As there are to many reports of guys just having one side done. And then having to go back in to have the other side done a short time later.

Two questions:

1) Assuming all rockers and lifters to be replaced. About how much should this cost me? And how much if I have to replace one or two cams? ( estimates I've found range from $1200-$4800)

2) Are there certain parts I should use? I notice in the description of the new Jasper replacement engines they mention using better parts to avoid issues like this. Just wondering which parts might be essential to use to avoid this in the future.

*Another widely discussed issue that all of you may consider or maybe this has already been discussed. Is the original engine the 3.6l was based on called for 5w30 oil. And the Jeep 3.6l engine calls for 5w20 to meet mpg standards of some sort. The theory being that the lighter oil is what causes this to happen in the first place. I live in a southern climate and am seriously considering running 5w30.

I keep mentioning this long thread about the "tick". It actually has over 240 posts in it. Going back to at least 2015. But its on another forum. And I don't know if thats cool to post here. So I haven't.

I've been a member in the TJ forum for several years. With a pretty high post count. But I don't recall how Chris feels about that. If anyone knows please let me know.

Just for reference. If anyone wants to do this themselves. This mechanic has a method of doing it that will shave about 10hrs off the procedure.

I'm going to show this to my mechanic and see if he's willing to try it. This would cut the cost of the tick repair substantially.

Hard to pass up a 2012 that cheap. Rollers can't be much less .
Ya. I know. I'd be looking for another year to find one this cheap and this condition. And I'm tired of looking for car deals.

It is a gamble though. I pick it up tomorrow. So we'll see. I guess I've made the decision to roll the dice. But with almost $6000 of discount to play with I could put a remanufactured engine in it. And have a 17k 2012 JKU with a new motor. (Which is bluebook with 120k miles.) I just hope its just lifters and rocker arms. Maybe a cam. Then it would be a killer deal.

Either way I wanted a JKU instead of the TJ I had. It will he a big step up comfort and practicality wise.
